Roofing in Grapevine, TX

Grapevine changed codes on 1 January 2024, and the notice on the city's building page is unusually plain about it: the 2021 International Residential Code, the 2021 building code, and the 2021 plumbing, mechanical and fuel gas codes and the 2020 National Electrical Code. If a bid quotes you an older residential code year in this city, it is quoting something Grapevine has replaced.

The city's amendment to Section R902.1 strikes the qualifier the model code carries. It reads that roofs shall be covered with materials as set forth in Sections R904 and R905 and that Class A, B or C roofing shall be installed, full stop, with a single exception for non-classified coverings on a detached shed under a hundred and twenty square feet.

Roofing contractors register with Grapevine annually for seventy-five dollars, and the registration expires on 31 December of each year regardless of when it was paid. The city's own form lists roofing contractors by name inside its definition of general contractor. That form asks for a driver's license and does not ask for a certificate of insurance, which is worth knowing before assuming the city checked.

The fee side is less tidy and we will not pretend otherwise. Grapevine's building permit fee table, last revised in December 2023, prices simple alteration permits at a flat hundred and fifty dollars and names window replacement, foundation repair and siding replacement as its examples. Roofing is not on that list. Get the number from the counter in writing before you sign.

Grapevine covers thirty-two square miles, the largest of these twenty-six towns, and its housing is the most mixed. Fifty-four percent single-unit detached, three thousand one hundred and thirty-nine units in buildings of fifty or more, an old core of small commercial frontage, and subdivisions from four separate decades. One roofing answer does not cover that.

On the morning of 13 December 2022, two tornadoes touched down in Grapevine seven minutes apart. The first peeled large sections of roof off the Sam's Club on Ira E Woods Avenue. The second took roof panels, HVAC units and food-court decking off Grapevine Mills Mall, then damaged apartment roofs at Terrawood. Both were rated EF1.

That morning is why our commercial and residential scopes are written separately in this city. A parapet carrying a mechanically fastened membrane and a shingled hip roof three streets apart failed in the same hour to the same wind for entirely unrelated reasons, and pricing them off one number would have been wrong on both of them.

Our roofing scope in Grapevine

Keller Roof Pros covers the same range of work in Grapevine that we do in Keller — nothing is carved out because the address is a few miles up the road:

  • Skylights — Skylights are the single most common source of a leak that gets blamed on the roof. On a Keller re-roof an existing skylight is a decision point, and quite often the correct decision is to take it out of the house entirely.
  • Fascia & Soffit — Fascia and soffit tend to rot inward first and show it last, which is exactly why they get replaced later than they ever should be. By the time paint is bubbling on a Keller fascia board, the sheathing edge behind it has generally been wet for a couple of seasons.
  • Chimney Flashing — More Keller ceiling stains come from chimneys than from any other single detail, and almost none of them are really the chimney's fault. They are flashing failures, and they were usually built wrong on the day the house went up.
  • Commercial Roofing — Commercial work in Keller runs to a particular scale. Small retail along the older highway frontage, offices and medical suites, church and school buildings, and a long tail of shops, barns and equipment buildings on the acreage lots this city still has a great deal of.
  • Insurance Claim Help — We are roofers, not public adjusters, and in Texas that line is a legal one. Negotiating your claim for a fee is licensed work under the state's public insurance adjuster statute.
  • Roof Replacement — A tear-off in Keller is where the city's code amendments stop being trivia. This is the point at which the covering on your house has to satisfy the minimum roof class Keller wrote into the residential code it adopts, and where one material leaves the menu permanently.

About Grapevine, TX — and why local matters here

Grapevine sits in Tarrant County with a population of roughly 50631, close enough to Keller that crews move between the two constantly. Local landmarks and corridors residents know well include the Grapevine Vintage Railroad depot, the Cotton Belt rail line through Grapevine.

Local knowledge is not a marketing line here. Grapevine properties share soil, weather, permit rules and construction eras with the rest of Tarrant County, and a roofing contractor who works the area weekly already knows what fails locally and what holds up. That is the difference between a bid and an accurate bid.

What Grapevine Homeowners Ask Us

Are you covered to work in Grapevine, TX?

Yes. There is no state credential in this trade for anyone to show you. The state's own list of regulated trades, maintained at the Texas Department of Licensing and Regulation, has no entry for roofing.

An industry group in Austin, the Roofing Contractors Association of Texas, does issue a credential of its own; that one is trade-run, entirely voluntary, and in no sense a government document. Keller adds nothing further for roofers.

What is enforceable in this city is the permit and the inspection behind it, issued under Chapter 4, Buildings, of the Keller Code of Ordinances and the building and residential codes adopted there.

Keller's amendments to those codes put a minimum class on every roof covering and on each individual replacement shingle, and strike wood shingles and wood shakes from the permitted list on new work and re-roofing alike.

We pull the permit under our own name and we are on the roof with the inspector, General liability and workers' compensation, both current, both verifiable before a single bundle reaches your driveway.

Ask that the certificates come to you straight from our agent rather than as a file we forward, because a forwarded file proves nothing about whether a policy is still in force this week.

Texas obliges a roofer to carry neither coverage and requires no surety bond of us, which is exactly why the question is worth putting to us and to everyone else you are considering, and every job in Grapevine is backed by A written workmanship warranty on our labor, issued as its own document and held apart from the material warranty the manufacturer issues in its own name.

Both reach you at closeout, along with the permit card, the covering listing we installed to, and photographs of the deck taken before anything went over it. Where Grapevine issues a permit for this work we pull it in our own name; not every jurisdiction we serve requires one, and we tell you which yours is.

Is there a travel charge for Grapevine?

No. Grapevine is inside our regular roofing service area, so the free estimate and the pricing are the same as they are in Keller. Crews are in Tarrant County most weeks already.

How soon can you start a roofing job in Grapevine?

We can usually walk a Grapevine property within a couple of days and put the written free estimate in your hands the same week. Start dates depend on material lead times and, where Grapevine requires a permit, on how long that review takes — we tell you both before you commit to anything.
